Net Cost to Buy is an Adobe AIR application that allows you to manipulate key variables (interest rate, loan term etc) and make assumptions (appreciation, depreciation etc) to generate the theoretical net cost to buy commercial real estate. Based on your input, the application generates a number of important calculations (PMT, Cumulative PMT, ROI etc) and ultimately yields a net cost per sq ft on your commercial real estate investment.
